I find this article hilarious. Author himself not convinced on what he is saying. I think it was waste of time, money and web space to read such type of article.

Pl. note that there are companies like DSQs, where people like me invested and lost most wealth, and confidence in investing. Then people like this article authors may say that you have to identify good ones. That is the catch. Who can say which is good one?

But an investment in land never goes down. It is like mutual funds. For a short while it may go down. But worth much more than many equities.

But people are buying land by taking home loans ...
by Jagdeesh on Sep 07, 2006 01:40 PM  Permalink

Hello Sir,
Ur logic is correct ONLY for people who buying land without taking loan. In otherwords, people who buy propery by taking home loan will have lot of other benefits like tax benefits. Moreover u wont get loan for buying shares.

Equities, as you said it, have not kept up with inflation. While you might find shares at 5000 upwards, you also find shares at below Rs. 50. Therefore it is pure luck to find shares which would grow with inflation. After all investments are all about keeping you comfortable when you are retired. Property scores way over other investments. For one, you have a large mass of area to invest according to your inclination, taste, financial status among other parameters. You are sure that the property rates would keep up with economy and inflation. That way you not only earn regular income (increasing at regular intervals) through rentals, but also profit because of capital appreciation.

I don't agree with you. You take map of india and place finger anywhere and buy land there you will get much higher returns then shares on a long term basis (10 years). We are in a country wheere a large population is staying in villages and migrating to cities this wil create a additional returns to people investing in cities. If you have small money then there is option of buying land in small cities. We had invested in five properties in last twenty years and each has given moren then 50% returns if taken on an average.
Yaa I agree it creates lots of iquidity problem but you have to sacrifice that for higher returns.
