Why can\'t India have good equation with both?

If Pakistan can have not only access to US/EU nuclear tech (even if under the table) and also the opportunity to sell, while getting cozy with all major players in the "manufacture and export" of terrorism, why shouldn't India be treated on an equal footing.

Given India's track record, it is safer to do it with India. They might be able to steal such technology from India, but they'll never be able to buy it. In case of Pakistan, both the options are available.
