Easy Way Out

All the leading industrialists who are based in Mumbai can shift their head offices in either Gujarat or Goa. Matter is over. As such real estate in either states is cheap..

Speculation has it that builders are shoring up property values by calculated leaks of a few freak, big-ticket deals. Last November, Citibank sold a flat in NCPA Apartments on the Marine Drive waterfront for Rs 34 crore, that is at a rate of over Rs 97,000 a sq ft. The deal created a buzz in the property market and helped jack up prices further in south Mumbai. Many of these purchases involve those in the realty business themselves.

Sameer Gehlaut, executive director of Indiabulls, is believed to have pulled off a purchase of an apartment in developer Suresh Raheja%u2019s famed Chattan Bungalow project on Malabar Hill for a price close to Rs1 lakh a sq. ft.

Two years earlier, another Indiabulls director, Gagan Banga, bought a flat in Cuffe Parade%u2019s Maker Towers B from Citibank for Rs7.2 crore, a rate of Rs 37,500 a sq. ft.

Money from abroad, increased disposable incomes, huge upgrades in salaries over the past few years, a bullish stock market (until recently) and a continuous flow of migrants have contributed to the upward trend in commercial and residential real estate prices, says a real-estate investment analyst.

But the trend may be changing, says Mahesh, a broker from Sion. %u201CI know of someone who till some months ago refused to sell his flat for less than Rs65 lakh. Recently, he sold out for Rs55 lakh.%u201D

Good Idea
by Manoj K on Apr 10, 2008 10:48 AM  Permalink  | Hide replies

Whatever Raj Thackerey is saying is good. It will put a brake to invetment in Maharashtra and investors will look for other states. Bollywood will start looking at other place. MNS will come to power in this way. After few years, Maharashtra will be as developed as Bihar & UP. Raj thackerey is providing opportunities to other states and they must grab it.

Job Quota for Maharashtrians
by Prema Chandrasekhar on Apr 10, 2008 10:48 AM  Permalink  | Hide replies

Quota is required only for people who are otherwise not qualified to get jobs on their own steam. In a free market scenario, how can somebody even talk about reservations? It only goes to show that this show of support to locals is only to garner votes. I hope the Marathi manoos is sensible enough to see thru this and if not God Help Maharashtra!!!

India is dying
by Amit Sharma on Apr 10, 2008 10:48 AM  Permalink  | Hide replies

Guys, lets stop speaking at country level. Lets have as many independent states as possible. Lets have as many political parties as possible. Let all the jobs be reserved. Let all the fanatics take over the sanity. Let all the passimism take over all optimism. Let Raj have his 80% reservation. Let India die peacefully!!

Why Rake up this topic?
by bharat on Apr 10, 2008 10:46 AM  Permalink  | Hide replies

Raj Thackeray or MNS is not a representative of Maharashtra and has very very limited following amongst Maharashtrians. Yes, what he does attracts attention as it is a natural reaction of people to look at something sensational, but this does not mean that Raj Thackeray represents Maharashtra or the sentiments of Maharashtrians.

Whatever is being done is by a small group of MNS followers which is miniscule compared to Maharashtra's population.

Maharastrians are a mature and forward looking community and are confident of competing against rest of the successful Indians. It is needless for rediff to sensationalise this issue further by raking up topics such as job reservations. As is the case everywhere, every family has a few black sheep and that is what MNS are!

You are ignorant! all maharashtrians are behind raj and his men. now all you stupid fellows stop bleming raj thakare. start telling lalu prasad and mayawati to create jobs for their people and also for maharashtrians instead of sending poor uncivilized biharies and bhayyas to other parts of country and spoil it.

maharashtra is going on the way of Bangal and Bihar
by vijay gupta on Apr 10, 2008 10:45 AM  Permalink  | Hide replies

If maharashtra want to bring 80% reservation then it will not take much time to bring the state at the level of Bihar or other backword state.
One thing should be clear in mind that this state is generating its 50% or more revanue from non marathi people.

hi vijay,
i dont agree with this..this might be a case with Mumbai but not anywhere else. so dont get into mind set of "people from other states run maharashtra business" :) just relax..I think all reservations suck...anyways people can decide on there own, if a owner wants to do it like this let him do it..still there will be thousands of opportunities for taking.

Gupta ji,
There needs to be a balance of oppurtunities for locals also in their own state.India is democracy that does not meam that if the company is owned by Guptas/Marwaris in Maharstra or Bengal ,.. Job should only be given to Guptas and not to local residents who belong to that state.
This is utter nonsense practiced by many industrialists which has lead to this situation.
Would guptas allow a Tamilian indutrialists in UP to employ only Tamilians ,if a Tamilian sets up an industry in UP..What would be your reaction.hence there has to be a balnce & not politics as practiced by many industrialists in Mharastra ,Bengal .....
