The market is one of over supply in the high end segment of housing. There is a large space in the bottom of teh pyramid. The low cost homes and the middle cost housing. By using pre-fab construction materials as well as with low cost land, (which should be 50 to 75 Kms away from the main city, but well connected by trains and by good network of good roads), well planned and good houses could be built for the masses, keeping the end price down, but operating on volumes. The entire approach should be to built a township, self contained, with adequate parks and playgrounds for different age groups, club houses with basic gym equipment and swimming pools and also indoor games, with corner stores in the layout, and with extensive landscaping giving a sense of well being for the residents, security, basic primary healthcare, schools and a modern communication centre and or a post office. This would be largely successful and more such low cost townships would ease the burden of the State, if taken up by the private sector. Govt. should in fact give subsidies, if this is taken up by the private sector.

It is about time that interest inn low cost housing is gaining some interest. When more than 70% of Indian Population lives in/or below the LIG Level than we can not talk about development until we provide a Roti, Kapada, MAKAN and Health for majority of the people. When most of the people talk about Low Cost Housing, it automatically implies Lower cost of Construction. Construction can only save 10-15% of the cost, it can not make house affordable. I gave a talk in Mumbai more than a year ago that was covered by some of the local news channels and I talked about creative financing. Creative Financing is the only way we can make housing affordable to the masses.
We cant be proud of our spectacular economic development if it is restricted only to town and cities.The vast majority is still living in abject poverty. Let's take everybody along with our nation's progress. That is true progress. Let's make our country 100% computer-literate. Call to Ambanis, tatas, birlas, narayanmurthys, premjis, mittals - create a unified fund for the betterment of the economically backward. - Pledge an amount from your substantial income like Warren Buffet and Bill Gates.

True.. The politicians who are interested in inclusive growth shall also add an equal amount from their personal wealth so that contributions are also inclusive.
