Has anyone ever seen the resort staff smiling?

i am a member of Club Mahindra and been there twice at the same resort. The resort as such is well maintained but i hardly saw any senior staff member smiling at the guests. Definitely the place lacked the warmth. or may be it was just an off-peak season. :)

I think Nikhil Menon and Anagh Pal have very less knowledge of timeshare concept. they say "Since there are only 52 weeks in the year, a resort can have a maximum of 52 members (though most cap it at 50, keeping aside two weeks for maintenance)" - A resort does not have 52 memebers , instead a cottage has a maximum of 52 members and a resort has cottages in it. These so called writers have not even mentioned whether they are talking of "Floating weeks" or "Fixed weeks". I should assume that they are talking about fixed week timesharing (52 weeks in a year), as a resort operating on floating week can have any number of members beyond 52-where neither their stay is guaranteed nor ownership.

Pls dont look for the idiots who dont know how to use the Club Mahindra,i am retired army personnel,i bought Club Mahindra around 4 years back and seen 7 of their resorts,it was a grt experience ,already recovered the cost of the membership in last 4 years,it is good if you know how to use it.

How to use it? I think this should be same for all members of a particular plan. Bringing in 'ways to use n how' rises suspision and credibility of such plans. Can you pl explain how does it work for everyone

RGBC is fraud resort

I heard from some of my friends and they are the members of RGBC that RGBC is increasing the manitenance chanrge every year so high. The service is also not good.

why can't the money put into some deposit and go vacation with the interest..?

The article is very informative and the response was also useful. I got two calls from two time share companies both the time they said that I was selected by a lucky dip (from my visting card and by random telephone number from the telephone directory) and told me that I have to visit their office with my spouse for the prize... I rejected and invested the amount in fixed deposit and I plan the vacation with the interest I earned for the perod with some extra ( you can count as maintence fee..) why can't some body try it..?

Suppose you put Rs 1 lac in fixed deposit and earn Rs 8000 as interest per year. Together with utility and maintenance charge of Rs 3000 per year(in case of Sterling Resorts), you have Rs 11000 at your disposal which works out to be Ra1600 per day for 7 night vacation. Now, in 11000, you cant get the 7 days accomodation on 3* hotel in present time. Even if you manage this year to get the one week accomodation now, what will happen after 5 years when the hotel room price is expected to be double from present rate. It means after 10 yrs you will get only 1 day accomodation for 11000. So, your idea to manage holiday with interest of membership fee will not workout.

To buy a Studio apartment in peak season at Club Mahindra, you need Rs 2.5 lacs plus Rs7000 p.a. maintenance charges at present.
At 9% FD, you can earn Rs 22,000/- p.a. on this amount. That means you can spare RS 22,000/- plus Rs 7000=Rs 29,000/- for a week's
vacation.

How you at arrived this figure of Rs 14800, Why Annual maintenance charge is not included in to this calculation?

For Club Mahindra only 5 out of 16 resorts are Five Star resorts. Rest of the other resorts are leased resorts and are of only 3 star quality. You can check published rate for these resorts

Customer does not own any property in most of the Indian Timeshare properties including ClubMahindra. Customer is only entitled to use it for said number of years. There are Timeshare property where customer literally own title of the property.

My mail to AIRDA on 28th Nov.

Hi,

I am a timeshare member with Club Mahindra. My inquiry is general in nature not linked to one particular TImeshare company.

1) As a member how do I can track and ensure if company has enough room capacity matching their increasing member base? Is there any quarterly disclosure these company publish to you or to DOT or through some other medium.

2) As a member how do I know they are following fair practices in making reservation for customer. Do they go though any audit from any
external consulting firm or from any other agencies?

3) Indian timeshare companies accommodate members for minimum 2 nights(compared to 3-4 days or full week in other countries), this must
create inefficient utilization of resort. Does Indian timeshare company keep room capacity according to weeks of vacation sold or do
factor in such efficiencies. Is there any recommended factor value from AIRDA.

Make wise investments

All these people who are into business do it to make profits and they are not there to make / give you profits in holidays. It is for every individual who plans to invest his/her hard earned money to study and work out the options and the actual returns of such investments. A simple calculation will show that the total investments over the said periods in any other investment plans will give you much higher returns than these Timeshare holidays. With those returns you can have true 5 star holidays at your convenience in choice locations around the world.
If you have unaccounted money you need not worry how it is being spent. Do not get fooled by such hawks!!!
