one more thing, author no where is considered changes in HOUSING LOAN interest rates. Few year back interest rate was lower but demand was less but rates are higher also demand is more.
Here nothing is explained in this context. Some flat and fancy numbers have been explained. Market will never stable, hence these formulas will no longer stable.
the house whose cost is 25,00,000/ can be taken on rent for Rs 6,000/ permonth so if you are assuming that the cost of house is 25 lac then take the rent as 6,000/ per month. and then compare it.

I have an example where the house cost is 20Lacs but the rents are around 10,000 based on the locality

My owner purchased a flat of 1100 sft for 12Lacs one and half year ago say after one and half year the cost of the hous in that locality is aroung 28 lacs Mininmum as such a second hand house could cost around 20 to 22 Lacs so my house owner had an increased asset of arounf 10lacs in a year period and he is dmanding 10000 Rs as a rent cause that is the running rent right now

This sounds reasonable. The author has taken rent as 13,500 which is on a higher side.

That is true.... in these times where property prices are hugely inflated (artificially), rent on the other hand is regulated by market forces alone. So, in current situation, rented house is much cheaper than owning the same.... speaking of metro locations ofcourse.

I am agree with you. I have taken home loan of Rs/- 20L for home.I request author to send some party who can give me rent upto 13500/- per month. I amready to give it on rent. one should be realistic.....
